Small single room in excellent student flat - close to George Square - suitable for post grad!

I have for rent a room in a 4 bedroom two bathroom student flat.

The room is a single room. The flat is located 5 minutes walk from George square and is on the free bus route to Edinburgh university Kings Building.

The flat has a modern central heating system, is doubles glazed and WiFi - is fully HMO licensed by Edinburgh City Council - among other things this means that it has Gas and Electricity safety certificates. There is also a small back garden.

To rent this room you must be a full time student with a UK university and have a UK guarantor.

You would be sharing with three female Phd. students student, who are renting for the full year. Ideally you will be a MSc. or Phd. student and also interested in renting for the full year. I'm sorry but I will not consider shorter term lets.

The rent is £300/cm + bills. The bills will be shared with the three others and will be from £25 in the summer months to around £35 in the winter.

The flat is strictly non smoking.
