We are two professionals (both female) who are looking for two flatmates to share our great flat with us in the south of Edinburgh.

Our flat is in Marchmont, a fantastic location very close to many shops and cafes/pubs, the Meadows, the Edinburgh University George Square campus (just 10 mins walk through the Meadows; Kings Buildings are a bit farther away, but a regular bus stops more or less in front of the house) and the Royal Mile (about 15 minutes walk) and Princes Street.
The flat has 4 bedrooms a spacious (and well equipped) kitchen/lounge, a bathroom and a large storage cupboard. We also have a high speed wireless Internet connection and a landline.
The room will be available from the 1st September. It is a bright large single bedroom in excellent condition, actively maintained to a high standard by the landlord. The room is very spacious and quiet, and it is fully furnished. The room has a cupboard, a chest of drawers, a 1-person bed (unlike on the photo) and a bookshelf. A desk is included in the room which is ideal for studying or working at home. It is GBP420/month excl. bills. A deposit will need to be paid to the landlord to secure the room.
The additional bills are gas & electricity (around £25-30 a month) and internet (£9 a month). You will be expected to contribute approx. £40 per month (exact amount tbc) towards the council tax payment if the flat consists of a mixture of professionals and students.
Your two potential flatmates are very friendly, sociable and considerate. We like keeping the flat clean, tidy (we have a weekly cleaning rota!) and quiet. We do take our studies/work seriously - but not too seriously. We cover a broad range of different interests (e.g. photography, languages and literature) and we are always up for a chat, a joint dinner etc. but we also respect each other's privacy and space.
The landlord (a retired couple) are very proactive, friendly and approachable and they strive to maintain the flat to a high standard. Any necessary repairs are carried out promptly.
We are looking for a postgraduate student or a professional with a similar personality (non-smoker a must) who would be willing to contribute to the friendly, tidy and relaxed atmosphere in the flat.
